"After living and renting in Midtown Atlanta for 4 years, I decided to commit to living in Atlanta by beginning a house hunt. I have several friends that live in Southeast Atlanta, so I was a little bit familiar with the area." "Knowing that I liked the character and the affordability of the area, I dragged a friend, who lives in Grant Park, out for open houses on Sundays for about a month. When I finally got serious, this same friend referred me to Rob Smith. She told me that he also lived in the area and was extremely attentive to her needs as a first time home buyer. Not knowing anything about home buying, I just said, “Great,” and got in touch with Rob to begin the search." Having started a mammoth restoration project in Grant Park on a historic, 3-story Victorian, the Damiani’s weren’t quite ready to leave the respite of their classic Craftsman home in Ormewood Park. So while the project was underway, they marketed their home as “for sale by owner.” “We just put a sign in the yard and did a little bit of internet marketing,” says Amy. “Rob and his team even helped with a couple of our open houses. But we found that we really didn’t have time to return phone calls, much less show the house. We were just too involved in our Grant Park project.” After the Damiani’s moved into their new Grant Park home, they called Rob to put together a listing presentation for their Ormewood Park home. Rob and his team worked with them to price their home right, which included a review of every home currently for sale on their street as well as homes they knew were going to be on the market soon. “After the sign went up and the marketing plan started, we were under contract in three days. We even had a back-up offer after we were under contract,” says Amy. “They did exactly everything they said they would do and did it when they said they would do it – it means so much to be able to say that. It was also important for us to find a buyer that would appreciate and love our house as much as we did, and we feel confident that the new owners will just as happy in their new home as we were.” Amy & Gabe, along with their children Sam, Bruno and Isabel, are currently enjoying their new home in Grant Park and are actively involved in their community.

In mid-2007, Eric relocated to Indiana and had to sell his home in Grant Park. He was pretty realistic when it came to pricing. And as a commercial designer by trade, he knew the value of appropriately “staging” his home for sale. What Eric really needed help with was marketing the property. In the beginning, Eric chose to go with an agent that a friend referred, even though that agent was not that familiar with the neighborhood. It didn’t really matter to Eric: he thought as long as they had a sign in the yard and his home was in the listing service, it would sell. After a couple of months with no offers – even after a price reduction – he called me. I checked out Eric's home, looked at the pricing strategy, and told him exactly why it wasn’t selling – it wasn’t the price, the condition or the location. It was the marketing. As soon as I took on the project, I had a professional photographer shoot photos in and out, rolled out an aggressive interactive and print advertising plan, and had two competing offers within 7 days. By the time the home was under contract, Eric was looking at a sales price that was above his asking price – a nice surprise in such a slow market. "When it came time for closing, Rob made sure I had everything in order," says Eric. "In fact, I didn’t even have to come back from Indiana – I just signed a few papers and faxed them back. Rob took care of everything else." Eric says, “If I had to do it all over again, I definitely would have chosen Rob from the beginning. It’s so important to have a Realtor who’s familiar with the neighborhood, can be accessible to show the property, and knows what other homes around the corner are selling for.
